Many times when a person inherits a house the house is free of any liens, and in good condition. If you do not have to divide the value of the house amongst other heirs; then renting the house to generate income might be a good option. However, there are many other scenarios which demand that the inherited property be sold. Such as:

Property Condition does not meet lender minimum standards. If the estate has enough cash you could improve the property to correct condition deficiencies. However, surgical corrections are difficult. A $5,000 job can easily become a $15,000 job. Do the math. Would you be better off pumping more money into the inherited property? Or would you be just as well off selling the inherited property to us in it’s present condition?

Multiple Devisees – If you are contemplating keeping your inherited property for a rental, or even fixing it up and selling, and you have brothers and sisters who are also distributes of the estate; do you really want to be in business with your siblings?
